Understanding Home Inspection report Codes

Hello first time home buyers, as you get ready to purchase your first home, you will have a lot of question for your Realtor. Buying a home involves many steps. Did you know one of those steps will be getting the home inspected and reviewing the report before deciding on what you want the seller to fix? This will be a necessary step if you are buying a brand new home or an existing one.

These are four codes you will find in an inspection report. Here is the meaning of each.

  • I - Inspected

  • NI - Not Inspected

  • NP - Not Present -Was not accessible.

  • D - Defective - Non-functioning and requires repair.

Once you receive the inspection report and discuss it with your agent, you will be in a better position to decide your next move. Your options will include cancel the contract, reconsider the original offer, request repair or repair cost credit. Whatever you decide, understanding the report is critical to making the right decision.
