How to Read Your Property Survey

One of the very important pieces of document you will receive at the closing of your new home is the Survey. Among other things, the survey lets you know where your property line begins and end. For example, if you’re thinking of putting up a fence, you will need to know exactly where your property ends and your neighbor’s begins. Lets take a look at what you will find on a survey.

  1. Located on the upper left hand is the property information that includes the address, lot number, block number, county and city.

  2. Right below that is the heading, Legend. Here is where you will find the explanation of all the symbols. For example UP, means utility pole. CATV means cable TV. EM is electric meter.

  3. In the middle of the survey is bearings and distance. Because the boundaries of a property consist of calls, each call consist of direction, otherwise know as bearings.

  4. The compass over on the left side, shows the direction the property is facing.

  5. On the lower left section, title exception, you will find any notes as well as exceptions, if any, affecting the property.

  6. On the lower right hand, you will find the surveying company, the surveyor’s signature and the license number.
