What Does “Good Bones” Mean?

Hi, there and welcome! I often tell clients to find a home with good bones, but most of the times they done really know what that mean. Essentially a house with good bones means a house that does not look good on the outside, but the structure underneath is sound. For example,

  1. The floor plan may flow nicely.

  2. Rooms are spacious.

  3. Plenty of natural light.

  4. High ceilings.

  5. large windows.

  6. Good drainage.

  7. Problem free roof.

  8. No plumbing issues.

  9. Good use of space.

  10. original woodwork.

  11. Good wiring.

If you plan on buying an existing home, do keep in mind that a fresh coat of paint, and a few cosmetic touch-ups here and there, can hide a wealth of material defects. A home with good bones will require some cosmetic changes but should not need anything major like framing, roofing or foundation work. And remember, if you are buying a new, existing, good bones, or bad bone home, always, always, get the home inspected. We thank you for stopping by. Until next time…Diana
