10 Plus Summer Maintenance Tips For Houston First Time Home Buyers

The first day of summer is June 21st, the days are already longer and, of course hotter, but it is also the perfect to get some work done around your new home. Even if you just purchased a brand new home, there is still work to be done. So, here are a few things you may want to check off your maintenance list.

  1. Keep mosquitoes away by getting rid of any stagnant water. Because mosquitoes need sitting water to breed, make sure you get rid of anything that collects water, such as unused flower pots.

  2. Use a few tablespoons of salt and a half cup lemon juice to freshen your garbage disposal.

  3. If you have gutters, and you should, check them regularly to make sure the flow of water from your gutters is away from your home to avoid damage to your foundation.

  4. Wash slipcovers, curtains, shower curtains and removable cushion covers. Whatever is not machine washable, you can always send those pieces to have them dry clean.

  5. Clean your front porch and back patio floor, exterior windows, windowsills and front door.

  6. Keep front door and back doormat clean and fresh.

  7. Turn your sprinklers on one station at a time and check to make sure sprinkler heads are upright. Check to make sure the heads are not clog and clean the valves if necessary. If there are any leaks, or if you notice the water pressure is low, you may need to call a plumber.

  8. If you mow the lawn yourself, take your lawn mower and clippers for sharpening and a tune-up.

  9. Test your smoke and carbon monoxide detectors monthly and replace batteries when needed.

  10. Change HVAC filters in your home per the manufacturer’s recommendation. If you have pets or allergies, you may need to change them a bit more frequent.

  11. Also, take a moment to check the expiration date on any fire extinguishers in the house and replace them if needed.

  12. Check your entire home for possible drips.

  13. Check the supply hose to your washing machine, which can leak and cause expensive damage.

  14. Clean your dryer vent regularly to avoid lint build up.

While all of the above may not be fun for you, some will be easy, and you may very well enjoy doing most. Weekends are great to take on the bigger projects, while the smaller ones can be handles throughout the week.
